What is a Buyer’s Agent?
A Buyer's Agent, or buyer’s advocate, is a qualified real estate professional who is licensed to search, locate and negotiate the purchase of a property. There are many reasons why the services of a buyer’s agent could be required. It may be that the buyers are not in the area, or have enough time, to fully commit to searching for their ideal property. A buyer’s agent can attend and bid at an auction on your behalf if you are unable to attend. Some people find the real estate process difficult or adversarial and benefit from someone between them and the listing agent.
What is the advantage of a Buyer’s Agent?
A buyer’s agent can access and locate all property available - not just the ones listed with the particular listing agency you happen to talk to. Also, a real estate agent is paid by the seller or vendor but also services the needs of the buyers. This can sometimes cause confusion and not the best outcome. Using a buyer’s agent can save you a lot of time, and probably money, and make the process easier and enjoyable. It can take the stress and hassle out of buying your home or investment property.
A buyer’s agent can bring valuable local knowledge, contacts and experience. As I have lived in this area for over 20 years and have been buying, selling, building and renovating my own property over that period I bring a wealth of local knowledge of Byron Bay real estate. I have a personal relationship with many of the listing agents, town planners, builders and property professionals in the area. As a qualified buyer you have immediate access to all relevant agents or independent sellers.
What is the Process?
After an initial discussion and we agree to work together you need to sign the AGREEMENT and I then require a $500 deposit. This deposit is deducted from my commission – 1.5% of the selling price or 2% over $1 Million. You then fill in the PROPERTY QUESTIONAIRE so that I have a clear, written indication of the kind of property you desire. I will then go to work within the parameters outlined by you. Fee is negotiable for those actively looking but require further advice.
The process is fully adaptable to suit your circumstances. You can be as involved or as hands off as you like. You may be away or overseas and most of the procedure can be handled in your absence with ongoing communication. Or I can personally assist you and be at call while you are here looking yourself and come in at the crucial times of inspections, making an offer, negotiating the price or attending an auction and then assisting with many of the other details that need to be taken care of.

I am happy to search for commercial property for purchase or lease. I am not a business broker but can refer you to the right people. I have searched for people looking for restaurants. I am also available for location search for film, TV or commercials.
