The Manse, Tyagarah St, Mullumbimby
A new Mullumbimby record could soon happen with the sale of 4 Tyagarah Street (pictured). Listed by Chincogan REA with an asking range of $1.95M – $2.15M, “The Manse” was built by the Presbyterian Church in 1906 and is on 1568 M2 in the good area of Mullum. It has 11 feet ceilings and hoop pine floors and a pool.
27 Massinger Street, Byron Bay
Location, location, location rings true for this address. Pictures are hardly necessary online as this ugly brick house means its all about land value. The 4 bed, 3 bathroom house is still has the old 80s decoration and needs more than a simple touch up and is probably not long for this world. The range of $3.5M for 733 M2, which comes out at $4774 a square metre. It is only 250 metres from the beach and just a touch further to the town centre and two street frontages. This is not a Hot Property pick but just an indication of what is happening in Byron’s hot property hotspot.
Multiple Occupancies and Community Titles
With renewed demand and interest for small acreages, coupled with the complete lack of availability, this type of title is back in the spotlight. There are a number of opportunities in this space. The problem with MO’s and some CTs is to ensure not buying in to a dysfunctional body corporate. Please contact me if you think you could be interested in a rural land sharing subdivision and I will fill you in on the basics prior to searching for the right match.
Stage Three of a land release in Bangalow is now open to registered interest. I have been inside out in Bangalow for a few clients of late. There has been 2 or 3 small land releases and all have sold out promptly. I know of no more land releases in the near future so anyone with an eye on Bangalow should have a look at this.
With very little for sale in Bangalow, Campbell street happens to be an excpetion. There have been a few recent sales and there are two listing there now that are worth a second look. One is a small house I have inspected that has some interesting value adding potential which would suit the right buyer looking for rental potential.
Some reasonable larger acreages in this area at the moment. Inland from Billinudgel does now not seem so far from Brunswick or Byron and may be good value looking into the future.
