OPTION 1: Full Service
This is the main option available for clients who do not have the time or are not in the area. We take on the full process and it follows a set procedure.
- Take your brief and establish your ‘needs and expectations’
- Search all real estate listings, internet, online databases and print publications for listed and unlisted properties
- Provide you with a short list and gain your feedback
- Do due diligence on any properties that are options
- Provide a market analysis of recent comparable sales and other relevant information
- Work together to negotiate a strategy to bid or go to auction
- Inform you with every step of the negotiation process
- Help provide all follow up services such as Building and Pest Inspections, Valuers, Solicitors, Tradesmen, Town Planners, Council Constraints, relocation consulting, etc.
“Full service” fee is between 1 - 2% of the purchase price or for over $1M is between 1% and 1.5%. A $1000 deposit (Inc GST) is required before works begins and this deposit is discounted from the final fee. If a sale does not eventuate the deposit is not refunded.
OPTION 2: We work with you
We can be your adviser, assistant and coach through the whole process while you take the lead on your own search. We can provide you with all the back up and technical assistance required - as well as a cool, un-emotional head. Market analysis, professional inspection, referrals to tradesmen and building professionals as well as support during the negotiation process.
With option 2 the responsibility for the property search itself remains with you and our services are available when you find something you like. This option suits people who are in the area and want to be hands on with the process but would like some back up assistance.
Option 2 fee is $2000 payable at settlement.
OPTION 3: Hourly Rate
Michael Murray can be available at an hourly rate of $80 per hour to research a particular project or commercial site or to investigate possible development options.
