I was very happy to see a good outcome from previous clients who recently sold this property. When I helped them purchase it in 2011, it was a half-finished vanity project from someone who had to leave town in a hurry, leaving lots of debt and disruption.

After removing the 14 truckloads of rubbish, the 8-acre site still showed heaps of promise. The price of just under $1 million was reasonable if you were ready to take on the project. The owners did an exceptional job of finishing the structure, fitting it out, and adding a pool and pool house. The gardens were a labour of love for many years. Jeremy Bennett and Ku Darroch from Byron Bay Property Sales sold the five-bedroom, five-bathroom house for a reasonable $7.4 Million.

Readers will know that my specialty is helping people downsize. The problem often is finding suitable places to downsize to. What works is finding a suitable unit development where you know the settlement date and can plan the move around that.

These new off-the-plan apartments in Ballina are a good example. They are a short walk to the North River and nearby town for shopping. They are around $2 mil with Pacifico Property.

This 110-hectare property is now on the market with 15 Community Title Lots. Formerly a macadamia farm, it features over 65,000 planted subtropical big scrub rainforest trees. The project has been in development for six years and was steered by ex-GNF real estate agent Bryan Grant. GNF agent Darren Perkins lists the small acreage lots. The cheapest lot is $1.4 mil and the average is around $2 mil.

It sits on just under an acre of gently sloping land – 3408m2. The vendors are looking for around $2.5 mil and it’s being marketed by Adrian Howe from Mana Real Estate.

Locals could not help but notice the long-term construction happening at Belongil Beach over the last few years. Property developer Shane Smollen and his wife Rebecca are now valuing their recently completed home at $40m and plan to take it to auction.

It has already had an expressions of interest campaign, but is now going to auction with Nick Dunn from McGrath Byron Bay and Ed Silk Byron Bay. The property has hopes to smash the area’s current residential price record of $37m, set in April 2023 for Oroton heir Tom Lane and wife Emma’s Coopers Shoot property, The Range.

Designed by local architect Harley Graham, the master retreat has a private balcony, walk-in robe, and ensuite with views, as well as a pool and spa, landscaped gardens, a private gym, an outdoor office, parking for five with a two-car garage, and an elevator. It was sold by Liam Annersley from Byron Bay Real Estate.

Sun Ranch is a rural boutique hotel for sale in trendy Coopers Shoot. The 55-acre property opened with much fanfare last September. Designed by Jamie Blakey and Julia Ashwood, with the backing of a private consortium. Sun Ranch has a five-room luxury guesthouse, two pools, double badminton courts, private creek frontage, and a wellness retreat with a wood-fired sauna and ice bath.

The property can accommodate 34 people in The Rambler Longhouse and two-bedroom Sun Ranch Barns and aims to provide unique luxury experiences. It is listed with Pacifico Property with a price tag of $20 million plus.

Individuals between the ages of 20 and 29 are the average residents, with 57 percent of these owning their property. Mortgage repayments range between $1800 and $2399 per month.
