Childe Street, Belongil Beach
John Cornell and Delvene Delany are listing their last remaining block of land at Belongil Beach. This is the final parcel of their one-time 2.3-acre compound bought in 1987 for $375,000. They sold the main chunk years ago to Harvey Norman heir Glen Norman for $10 million, the highest sale that year. The three lots totalling 2,089 square metres (pictured above) have been listed through LJ Hooker Byron Bay agent Glen Irwin, who is taking expressions of interest.
Bang Goes Barangaroo
A Sydney apartment has set a new Australian price record. The dual-key penthouse in the Barangaroo Tower 1 has been sold for $140 million. The price reflects a record $100,000 plus per sqm for the 1000 sqm internal two-floor penthouse. Tower 1 is the tallest of three buildings in the One Sydney Harbour development, designed by Pritzker Prize-winning architect Renzo Piano. The previous top record for a Sydney apartment was $96,000 per sqm in the “Opera” Residence Tower. Higher prices per square metre have only been recorded in Hong Kong and Monaco.
728 Binna Burra Road, Federal
This large four-bedroom home with a two-bedroom cottage has just been listed on the outskirts of Federal. It is on 2 acres and the cottage has its own entrance off Walton’s Road. Part of the house is the restored original stone farmhouse from the 1950s. The house is on a ridge and has extensive rural views. Listed with Denzel Lloyd from First National Byron and asking $2.35M.
990 Friday Hut Road, Binna Burra
This property gives you an idea of the strong market in large acreage sites. This 40 Ha (100 acres) is listed for $2.5M with Luke Elwin and Su Reynolds at Byron Bay First National. It includes a 6 bedroom un-renovated dwelling. You know the dwelling is not great if online it doesn’t show any photos of the house. I looked at the land from the road and is nothing special. But this is the cost of large acreages in a good location these days.
39 Stuart St Mullumbimby
Going to auction on Saturday 9th of November is this classic character home in Mullumbimby. The property is on a large 804 M2 block close to the centre of town. It is commercially zoned and ideal for a professional practice or a comfortable family home. The listing is being managed by Brett Connable of Ray White Byron Bay.
37 Crown Street, Lismore
This is a beautifully restored family home in the popular Crown Street. It has three bedrooms, with the master bedroom opening through French doors to the front veranda. On 644 sqm with easy care grounds and close to town, shopping. Looking for $385,000. Notice the drop in values more than 30 minutes from the coast.
Ocean Shores has come a long way in the last few years. South Golden Beach has seen a lot of interest for beach lovers and young families and is basically a more affordable Suffolk Park. The supermarket complex on Rajah Road has improved remarkably, with better shops and restaurants. There is still lots of room for price growth in OS. A couple of top-end options currently listed are:
23 Palmer Avenue
This is a new contemporary, architect-designed home with sweeping ocean views. It has 4 bedrooms and 2 baths. Looking for around $1.3M
27 Mulli Mulli
A vacant 719 M2 block of land with a short walk through a reserve to the beach. This is a sought-after location but I will be interested to see if it gets the hoped-for $990,000.
Both listings are with Todd Buckland from Byron Shire Real Estate.
Tallowwood Estate Stage 7
The last release of vacant blocks in this Mullumbimby estate had the eyes picked out of it pretty quickly. Now lot 7 has just been listed and buyers wanting to secure any of the more sought after blocks need to go early, go hard. Most blocks on the best street have already been snapped up, despite only being listed last week. Contact BPS on 0428 555501 if you want more info.
Also in the vacant land release area is Clover Hill Estate in Bangalow. These blocks are 500 – 600 M2 and range around $400,000. There are also a few new land releases in Lennox Head: Epiq, Elevations and Skenners Head. All are different prices and locations. Happy to help any enquiries for vacant land.
78 Tandy’s Lane, Brunswick Heads
This piece of land is split by the highway and has highway noise – probably the main reason it got passed in at auction on the 19th October. Now it’s back on as a listing looking for $980,000. Only one building entitlement but has potential for value-adding. However, the amount of usable land is limited. Listed with Mark Lycos from North Coast Lifestyle.
2 Mona Lane, Brunswick Heads
Another property passed in at auction were these two units in Mona Lane. There were no registered bidders, which surprised me as I thought they were pretty good. Seemed that many people were put off that the units were on street level, with minimum privacy. They already have some holiday-let history. Listed with Mal Macpherson at Lifestyle Real Estate Brunswick heads and should sell between $1-1.1 million.
Unit 5/23-29 Byron Street, Bangalow
Speaking of units, this one in the heart of Bangalow only has one bed, 1 bath and 1 car space but is a pretty interesting, NY-studio design. Just right for someone wanting to be close to the shops and restaurants but with a bit of private home space. It faces north onto garden and has attic storage space. Listed with Paul King at Bangalow Elders.
“Salem” 60 Hillcrest Drive Tintenbar
‘Salem’ is Hebrew for peace. This charming original farmhouse cottage, circa 1897, is one of the earlier settler homes in the area. It began life as the home of the first Mayor of Tintenbar Shire, Captain William Fredericks. With teak lined walls, 11-foot ceilings and french doors opening onto bullnose verandas, it sits on two acres. Also includes the dairy bales. Listed Byrn Shire Real Estate and expecting $1.6M.
