Some interesting options for Byron Bay real estate. Each month on my travels around the shire and beyond, I notice some places I like and buying opportunities. Read on:
22 Kingsley St Byron Bay
This is a high demand home in a high demand area. The “Golden Grid” are the blocks within Marvel, Carlyle, Kingsley and Ruskin. This one has been renovated by Jimi and Zoe Paul, who are owners of the fashion label Mister Zimi so has had a very contemporary, stylish renovation. It is a 4-bed house plus studio makes it high demand and was getting over 12000 hits a day when first listed.
The property is being marketed by Christian Sergiacomi from Pacifico Property and had over 1200 online hits when first listed. Christian started here as a selling agent with Byron Property Sales and has now gone out on his own. Christian’s partner, Shelly Craft, was the host on TV’s The Block and Reno Rumble, so knows her way around dream renovation. This property is listed between $3.2- 3.3M but has already sold close to listing price.
3, 5, and 7 Shirley St Byron Bay
This is a development site that is both close to town and close to Byron’s Main Beach. Originally three house sites it sits on 2250 M2 of land and the three houses are still in use as rentals. The site has DA approval for a 16 room boutique hotel, restaurant, pool, day spa and underground parking. There is potential to develop into units, townhouses or a house as well. The agents are looking for low six million.
255 Repentance Creek Road Goonengerry
This is luxury, master craftsman built home in a secluded setting on 100 acres of rural land. The main house has three bedrooms and three baths plus studios and pool. I have not inspected this property but the photos look amazing. Offered by Su Reynolds from First National Byron for $3.5M
Have attended a few auctions during the month. Auction activity is certainly down form last year. 1 Kalamajere Drive in Suffolk Park went earlier in the month. The 1140 M2 block had an older style 3 bedroom house on it and the range quoted was between $1.2-1.4M. The $1.4M quote was only on the idea that the larger block had the potential to be split into two and a 550 M2 size vacant block in beachside Suffolk could resell for around $700K.
I also assisted clients at bidding at 4 Hanlon Court Bangalow. This is a lovely home with north facing back deck, 4 bedrooms but only one bathroom. Price range was asking for offers over $990,000, but the reserve was much higher at $1,125,000. My clients managed to buy it for $1,106,000 and will be an excellent fit for a young family. The property was marketed by Karin Heller of Parkinson.

1 Bundaleer Road, Broken Head
This property is between Suffolk Park and Lennox Head and is a fully approved retreat. It has a main residence/manager’s quarters, 5 private cabins, a large shed/workshop, covered BBQ area (complete with toilets & cooking facilities) and a 17m resort-style pool with waterfall. Situated over five and a half hectares, it also has council approval for another 5 cabins. Byron Property Sales over $2.75M.
37C Byron St. New Brighton
This property was listed a couple of months ago but thought it worth mentioning again as it has a price reduction. Now negotiable around the $6M area. It is a unique location and a remarkable home. At the end of this small lane in New Brighton are these three large acreage properties with ocean frontage. Hard to duplicate and hard to find.
Listed by Julie-Ann Manahan from Raine and Horne Ocean Shores/Brunswick Heads. Congratulations to Julie-Ann for being nominated for some top gongs in the real estate agency awards for 2019. I have worked with Julie-Ann and this agency quite a few times now over the years and I am not surprised if she wins a few baubles at the awards ceremony in Sydney in September. She is a competent and capable professional REA.
