Lots of interesting local listings and sales recently. Here I have pulled out of the pack a few properties I would love to own if I had plenty of money – oh to dream! Also a couple of celebrity sales as well as some interesting architecture and unique properties. Basically property porn – get into it!
Federal home with commercial zoning
Is Federal the next Mullumbimby? Federal has a good vibe and its own Japanese restaurant and some interesting residents – like our mayor Simon Richardson and singer Tex Perkins to think of a couple.
In the centre of Federal is a small 2 bed cottage with shed with commercial zoning. Something for the budding entrepreneur wanting to take advantage of this burgeoning village. It is 900 M2 of land and listed for $460,000.
Many of you know that I am a fan of Cabarita and think it has lots of potential. How about a 3 bedroom home with a 3 room studio on 5 acres for under $550K? I know this property and will it will shine with a bit of polish.
Last month I talked about the growing demand of buyers for small vacant acreages. That is still true and there are a few listings this month that fit that category and I thought I would talk about them.
Mullumbimby Road, Myocum
This is a great location – in the middle of Byron, Mullum and Brunswick Heads. This small development has been in process for a number of years and now finally on the market. Six lots ranging between 1.5 to 17 acres some with excellent rural views. Still not cheap between $650K and $1.3M but as I explained – low supply/high demand.
Upper Wilsons Creek, Mullumbimby
Anyone who has never driven up Upper Wilsons Creek west of Mullumbimby should do so one day. It is a special unique valley with exceptional rain forest.
I have not inspected this delightful looking 5 acres of vacant land on Upper Wilsons Creek. Looks like fair value at $560,000.
Mullumbimby with MO/CT potential
Someone adventurous and with time and perseverance could look at this one. This 100 acres close to Mullumbimby town is part of the land earmarked in the council Rural Settlement Strategy for Multiple Occupancy or Community Title subdivision. No one should rush out and bet their future on decisions pending in the BSC but this one is interesting for someone able to be patient and relaxed about the vagaries of due process.
The cheapest vacant land block I can see at the moment (outside of MO) is 3 acres in Huonbrook with fully approved building plans. It is on the market for $329,000.
Co-host of Ch 9’s The Block series, Shelley Craft, and her partner, sold their ridge top home on McLeods Shoot. The property was seeking $3.7M at auction and has sweeping 360 degree views. On the set, Shelley met her partner, Christian Sergiacomi, a cameraman on the series. They sold their home on the hill and have since moved into town.
Christian is now working as a sales agent with Byron Bay Property Sales, and Shelley is no doubt pursuing her passion in home renovation.
Rugby League star Billy Slater recently sold his acreage at Crabbes Creek. Demands of the Melbourne Storm were just too much for the Queensland born full back and he only got to fly over it. The property was 36 hectares with a four bedroom farm house in desperate need of renovation. I was involved in the property for a client doing due diligence on the possibility it had fertiliser toxicity from the banana farm. But it was bullishly swooped on by a Sydney solicitor, paying close to the asking price of $1.395M.
Celebrity property – Coolamon Scenic Drive

This property is a celebrity. The owner/builder of this home on Coolamon Scenic Drive went to extreme lengths to complete such a quality build and finish. But the location and position is itself the star. The home, even though it is special, is still understated allowing the view over green rolling hills on to the ocean and Julian Rocks to be the main star. It is four bedroom main property with a number of smaller out buildings and studios. It is under offer for $4.25M.
