A record price for Byron
There has been a new record residential sale price set in Byron Bay. 11 Marine Parade Wategos Beach, known as Wategos House, has just sold for $18.85M. The same property set the previous record of $15.68M in 2006 when bought by modern art collector and private equity director, Danny Goldberg. Many thought this was overpriced in the bullish pre-GFC days.
The new buyer is Adam Gilchrest, no not the cricketer. This Adam Gilchrist is the boss of fast-growing gym franchise F45. This gym and fitness system is expanding throughout Oz and USA and has just added Hollywood A-lister Mark Wahlberg as an investor. Mr Gilchrest wants to use the 6 bedrooms, 2 story property on 1500 m2 as a family holiday home. Adam’s grandfather Eric was the owner of one of the first Wategos subdivisions over 50 years ago and Adam was married across the road at Rae’s.
The property that was expected to set the new record is at the other end of Marine Parade and called “Whale watchers”. This was listed at $18.5M almost a year ago and is now presented through Liam Annersley from LJ Hookers Byron bay for $14-15M. Wategos House sale was an off-market sale.
347 St Helena Road, Mcleods Shoot
Tom Ingham is an heir to the Ingham Chicken business. He has listed his Byron hinterland property. Set high on the ridgeline, the five-bedroom residence is surrounded by terraced gardens. The 4045sqm McLeods Shoot land parcel was bought vacant in 2010 for $1,575,000. The Frank Stewart-designed residence was completed in 2016. LJ Hooker Byron Bay agent Liam Annesley and Travis Lipshus at First National are marketing the property with price expectations of $3.65 million to $3.85 million.
2-4 Dalley St, Mullumbimby
This is one of the original gracious homes of Mullumbimby. Set on a double block, pool, with extensive gardens and a north aspect, this is a very desirable home. As Mullum continues to be in demand and a desire grows for people to do quality renovations, this property should find a buyer in time. However, the present listing price of over 2M is going to be a high bar to achieve. Recent high sales within Mullum are still in the mid 1s. This property is good but not that good to set a precedent of over 2M in our funky little town.
175 Wilsons Creek Rd, Mullumbimby
Talking about renovations, this one is serious. I’ve always loved the look of this old cottage on the left-hand side on the way up to Wilsons Creek. I thought it would be sad if no one could resurrect it to its former glory. It’s a great location and has 100 acres, so it is valuable but not yet close to the 4.4M that is its current asking price. 2 Booyun Road, Brunswick Heads
This is another wonderful reno opportunity. From the outside, this funky old beach shack looks like a teardown. But inside it is a charming cottage in good condition and looks like a film set of suburban Australia from the fifties. I love it and hope someone preserves it in this mint condition. There is room on the 506m2 block to add something appropriate. The price tag sounds out of touch at $1.8M but that is negotiable. 1 Border St, Byron Bay
Belongil beach has been hot, in a market sense, for some time and I don’t see this changing in the short term. 3 new blocks in what is known as ‘the Border street development’ is now for sale through First National’s Paul Banister. They are looking for 2.4M for the smallest 737sqm block, and 3.4M for the larger 916sqm. That is around $3700 for somewhere to stand close to the beach in Byron.
37C Byron St, New Brighton
This an incredible oceanfront home on 10 acres in New Brighton. It has 4 bedrooms, 4 bathrooms and a pool. The property is located in an exclusive enclave of just three homes on large acreage with private beach access. This property is an Expression of Interest but will be somewhere around $5M. Listed with three agents – Raine and Horne Ocean Shores, Harcourts and North Coast Lifestyle.
2-4 Mogo Place, Billinudgel
Commercial land is going to get harder to acquire as it gets less available. This property in Billinudgel is a large block, just over an acre on 2 titles. An existing factory is on the first title and is used for food production. Listed with First National, looking for 2.15M
Development block 13-15 Rous St, Murwillumbah
This 960sqm block in a good area of Mur’bah can be subdivided or have 3 new double-storey dwellings. The strata DA is already approved, it just needs a developer or builder to come and complete. The Mill Yard Mullumbimby
I am surprised this development on the south side of the Mullum Council Chambers in Station Street has not had more interest. Only a few have been sold off the plan and I think they are good value at between $400 – 450K. Accommodation and rental demand is tight and only to get more.
