Worth a Look

Enough top-end bolt holes. What is out there that looks interesting from a price point of view? Here are a few that I have noticed that I think are good buying. As mentioned in Market Watch, properties in the $1.5- 3 mil range have had the biggest reduction. That means good opportunities exist. These are just a few I include as an example. 65 Fingal St, Brunswick Heads

Earlier in the year, anything in Brunswick Heads under $2 mil would be rare. This property is now sitting at $1.8 mil something and looks fair value. 4 bed 2 bath on a good-sized block looking into the reserve. It does need work, but this location, and did not flood, means this one is good value.

10 Bower Street, Brunswick Heads

When this property was listed earlier in the year, $3 mil was a possible sale price. It missed the run and vendors are keen on a deal will below that with an estimate of $2.3 mil. It is a delightful house, recently renovated, with a north aspect and some value-adding potential.

3 Yalla Kool Drive, Ocean Shores

This is an excellent example of entry-level opportunities. This neat and tidy brick home is close to shops and transport. It has a private secondary rental as well. For a starter or an investment, this will be a no-brainer. Goes to auction on Friday with a range of around $1.2 mil.

19 Stuart Street, Mullumbimby

This is an excellent area of Mullumbimby and a good place to live. The recent floods have put a shock through the neighborhood and some are selling up. I have not inspected this house but have seen it from the outside. At $1.5 mil this is much lower than it would have been last year. As a wooden house on foundations, it can be heightened at some time, so for some trouble, this would be a good option and buy on the low.
